Interior

The house has three floors connected by an elegant travertine staircase. The main entrance on the ground floor leads you, on the left, into a bright reading room facing the garden and, on the right, into the large living room, consisting of a sitting area around the modern-style fireplace and a dining area with a long rectangular table and comfortable chairs of Nordic inspiration; both rooms, with numerous French windows, adjoin the modern professional kitchen with large centre island and well-equipped pantry, communicating with two toilets. French windows lead out from the kitchen to the external courtyard which leads to a stone structure with wood oven, barbecue and work table and to a shaded area set up for outdoor dining. The upper floors comprise the sleeping area. On the first floor are two suites characterized by a spacious living area: the first consists of two double bedrooms, both with ensuite bathroom with shower and walk-in closet, and a sitting room with fireplace; the second consists of a double bedroom and a twin bedroom, both communicating with a bathroom with shower, and a spacious sitting room with study area. On the second floor are four junior suites, all with large panoramic windows, sitting/TV area and ensuite bathroom with shower. A flight of steps leads down to the annex next to the house with a professional laundry, external covered gym and wellness area with sauna, Turkish bath, relaxation area with beds and a massage area.

Next to the villa there are two guest houses and a third building with a large living room, bar and event space, in order to create the sense of being in a “village”. Two large ponds on the grounds give a relaxing sound of water and divide the villa and the guest houses in an elegant way. Under one of the ponds there is a gym, partially open to outdoors and a beautiful private spa. The third building, normally closed, is ideal for events, birthdays or small weddings. It offers a pizza oven, large stone built BBQ, bar and a room to host wine tasting or other events.

Park

Twenty-five acres of land delimit the immense spaces of this prosperous farm where stretches of olive trees alternate with vines, an orchard and a part of arable land for organic cultivation in the centre of which lies the beautiful park with oaks and cypresses surrounding the farmhouse and bordered by bushes of herbs. In the well-cared for garden, with the typical vegetation of the area, paved paths alternate with stone steps that run along two large ornamental pools; a wonderful corner of tranquillity for the guests, with fascinating panoramic views, where they can stroll through the abundant orchard or along the dirt roads of the property, play bowls in the field near the pool or just relax comfortably in the shade of the olive trees: the ideal setting for enjoying the peaceful rural atmosphere ensured by this magical context. The covered parking area is about 150 metres from the main entrance to the house and there is also a large parking area in front of the house.

Swimming Pool

The large rectangular infinity pool is situated in the park a few metres from the house: surrounded by a garrison of olive trees and by the vineyards of the property, it enjoys open views over the hilly countryside that crowns the horizon. The border and lining of the pool, accessed via Roman steps, is in travertine stone; it measures 22 x 4.5 m with a depth varying from 1.20 m to 1.60 m. On one side is the elegant travertine-paved sunbathing area, equipped with sunbeds, deckchairs, tables, a hammock and a swing seat protected by large umbrellas. Close by is a hot and cold-water shower and down a flight of steps is a bathroom and refreshment area with minibar. A few steps away, shaded by a screen of oaks, is a regulation-size bowling green. The pool has chlorine purification and internal lighting; it is available to guests from the last Saturday of April until the first Saturday in October.

The large infinity pool made of Travertine stone, is surrounded by nature and situated between vineyard and olive groves. There is also a lounging area at the pool.
For sport lovers, the villa offers fitness equipment, bicycles and a bocce court. In front of teh villa there is a shaded outdoor area for dining, as well as other areas decorated in order to relax in comfort. Vegetable garden, fenced in garden of 25 hectares, 2 waterfalls, laundry room, outdoor eating area for up to 18/20 people, 3 outdoor lounge areas.

Sarteano is a picturesque medieval borgo, 600 meters above sea level, situated on high ground at the foot of Monte Cetona, in an area south of Siena straddling the attractive valleys of the Valdichiana and the Val d'Orcia, recently awarded the Bandiera Arancione (orange flag) of the Touring Club Italiano for its excellent tourism and environmental standards. It is a town of surprising charm, inserted in an area of naturalistic, historical and archaeological significance. Inside the town walls, that preserve their original medieval structure, you can visit, besides the many typical workshops, architectural gems like the churches of San Francesco and of San Martino, the collegiate church and the imposing castle, a sentinel, from atop its dominant position, of suggestive panoramic views. The archeologocial Civic Museum of Sarteano, among the most important in the province, includes many relics from the Etruscan period to the late Roman period. Also in Sarteano are some of the most important Etruscan tombs of Tuscany, including the well-preserved Tomb of the Infernal Quadriga, dating from the fourth century BC and which can be visited by appointment at the museum. About 6 km away is the town of Chiusi, with its historic town centre perched on top of a hill overlooking the Valdichiana, famous for the Etruscan remains which have been found all over its territory and now housed in the internationally important Etruscan National Archeological Museum. Famous, and open to the public, is the Labyrinth of Re Porsenna, situated under the Piazza del Duomo, in reality an old water supply system branching through intricate underground tunnels. In this magical territory the vitality of the land is substantiated through its therapeutic waters that are transformed into well-being, which you can experience at the avant-garde spa facilities of Chianciano, Bagni San Filippo, San Casciano dei Bagni, Montepulciano or Bagno Vignoni, all just a short distance from the property. Wine and food lovers can visit the nearby towns of Montepulciano and Montalcino, famous for their prestigious wines, and Pienza, where you can sample the typical cheeses. Thanks to the excellent road links the towns of Siena, Arezzo and Perugia can be reached in just under an hour.
